CoNorth Homes LLC is different than your typical manufactured home seller. Here are answers to the questions we often get about who we are, and why and how we do our work.

    • Our goal is to help buyers find durable, affordable, and energy-efficient homes in CoNorth-affiliated communities that put residents’ needs first

    • We focus on getting to know the buyer and their needs, not quick sales

    • We work to keep housing costs within your budget

    • We care about strong communities, not just selling homes

    CoNorth Homes LLC exists to help people become homeowners and stay homeowners.

  • No. CoNorth Homes LLC is a program of CoNorth, a nonprofit established in 1999. The main goal of CoNorth Homes LLC is to help people buy durable, affordable manufactured homes. The mission of CoNorth is larger: transforming lives and communities through cooperative enterprise. In addition to cooperative development and advocacy work, CoNorth supports the daily operation and long-term sustainability of 18 resident-owned communities in MN and WI. 

    As a subsidiary of CoNorth, CoNorth Homes LLC only sells manufactured homes within these 18 communities. We are connected by a shared goal: keeping housing affordable and community-controlled.

  • Yes —we purchase from the same home manufacturers as traditional, for-profit dealerships.  The difference is how we work with you, where we place the homes, and the level of support we offer you and your community.

  • Click here for a map of each CoNorth-affiliated community. We currently only sell homes to communities located in Minnesota.

    Each community:

    • Is owned by the people who live there

    • Is run as a cooperative

    • Has rules decided by residents, not outside investors or owners

  • Living in a resident-owned community (ROC) means you and your neighbors have a voice and a vote in how your community operates.

    Benefits include:

    • More stable lot rent

    • Residents vote on major decisions including electing a board of directors and funding community improvements

    • No risk of a private owner selling the park

    • Stronger sense of community

    Instead of paying rent to a landlord, you help build a community that directly benefits you and your neighbors.
